Job Title: Property Transition Manager

Reports To: Head of Operation

Position Overview:

We are seeking a dynamic and proactive Property Transition Manager to join our team. The Property Transition Manager will play a critical role in the successful onboarding of new properties into our coliving network. This individual will oversee the transition process from property acquisition to handover to the designated property manager. The ideal candidate will possess strong organizational skills, attention to detail, and the ability to effectively manage multiple tasks in a fast-paced environment.

Key Responsibilities:

  • New Property Onboarding:
    • Coordinate and facilitate the onboarding process for new properties joining our coliving network.
    • Develop and execute detailed project plans outlining key milestones, tasks, and timelines for property setup and preparation.
    • Collaborate with cross-functional teams including real estate, design, construction, and operations to ensure seamless execution of onboarding activities.
    • Conduct thorough site assessments to identify operational requirements, logistical considerations, and potential challenges.
    • Liaise with vendors, contractors, and service providers to procure necessary equipment, furnishings, and amenities for the property.
  • Operational Setup:
    • Establish operational procedures, guidelines, and standards to uphold the company's brand and service excellence.
    • Implement systems and protocols for property management, maintenance, safety, and security.
    • Oversee the installation and setup of essential infrastructure such as IT systems, utilities, and facilities management tools in coordination with other departments
    • Conduct training sessions for onsite staff to familiarize them with operational processes, protocols, and safety procedures.
  • Quality Assurance:
    • Conduct regular inspections and audits to ensure compliance with operational standards, health, and safety regulations.
    • Address any operational issues or discrepancies promptly and implement corrective actions as necessary.
    • Monitor customer feedback and satisfaction levels to identify areas for improvement and implement enhancements to enhance the resident experience.
  • Handover Process:
    • Prepare comprehensive handover documentation detailing property specifications, operational procedures, and key contacts.
    • Coordinate with the designated property manager to facilitate a smooth transition and transfer of responsibilities.
    • Provide ongoing support and guidance to the property manager during the initial phase of operation to address any challenges or inquiries.
  • Property Management:
    • Manage property in the early stages of operations
    • Ensure property is running smoothly
    • Procurement for property day to day operations
    • Coordinate with relevant stakeholders to resolve property issues

Qualifications:

  • Bachelor's degree in Business Administration, Hospitality Management, Real Estate, or related field.
  • Proven experience in operations management, preferably within the real estate, hospitality, or property management industry.
  • Strong project management skills with the ability to manage multiple projects simultaneously.
  • Excellent communication, interpersonal, and leadership skills.
  • Detail-oriented with a focus on quality and continuous improvement.
  • Ability to adapt to changing priorities and thrive in a fast-paced environment.
  • Proficiency in Google Workspace (Gsheet, Docs, Slides) and property management software will be a huge plus.
  • Knowledge of local regulations and compliance requirements related to property management is desirable.
